Roofers in WhangaparāoaWind and salt off the Gulf from more than one side.

The Whangaparāoa Peninsula runs 11 km east into the Hauraki Gulf, so wind and salt reach houses from more than one direction, and parts of its coastline keep slipping. Housing ranges from 1920s bach country at Red Beach and Manly to suburbs built from the late 1980s at the eastern end. Describe the job and we'll hand it to a checked roofer on the Hibiscus Coast if we have one, or let you know if we can't.

What's different on the peninsula

Open to the Gulf

The peninsula pushes 11 km into the Gulf, with Tiritiri Matangi Island 3 km off its eastern tip. NZS 3604's zone D covers every property within 500 m of the coast, and on a narrow peninsula the coast is never far away.

Four building eras

Baches went up at Red Beach and Manly in the 1920s, suburban subdivision began in the 1950s, the western end filled in fast from 1964 to 1975, and the east developed from the late 1980s. The 2023 Census counted 13,977 dwellings on the peninsula.

Cliffs that keep slipping

In January 2026, heavy rain and strong winds brought slips along the coast. Auckland Council closed the Pacific Parade stairs at Army Bay and the Arkles Bay walkway, and a slip hit the Red Beach headland on 23 January. The council's chief engineer says coastal erosion, geology and slope do most of the work, with storms only a minor trigger.

A plan waiting on an update

Three houses have been taken off the cliff edge at Fisherman's Cove. The council's 2022 Whangaparāoa Pilot shoreline adaptation plan hadn't been updated since Cyclone Gabrielle as at April 2026.

Less rain, same salt

The Whangaparāoa station averages about 1,000 mm of rain a year, against 1,137 mm at Albert Park in the city. Less rain doesn't mean less wear: salt still builds up on the parts of a building rain doesn't wash.

Roofs by part of the peninsula

The western bays. Around Red Beach, Stanmore Bay and Manly, some houses started life as baches and were added to over the decades. Mixed rooflines mean junctions where old meets new, and those junctions are where leaks tend to start.

The 1960s and 1970s streets. Decramastic was popular in New Zealand then, and Resene says coatings on pre-early-1980s decramastic may contain asbestos. Test before anyone strips, cuts or blasts it. Our asbestos guide explains how.

The east end and Gulf Harbour. Built from the late 1980s, many of these homes fall within the 1988 to 2004 years linked with leaky homes, and they sit closest to open water. Check flashings and flat sections, and match any new steel to the exposure. See longrun roofing and re-roofing in Auckland.

If a slip opens up near your house

Stay away from the edge and the slip face, and keep people out of any part of the house that's cracked or moving. Contact Auckland Council about the land before arranging roof repairs. A roofer can make the roof weathertight once it's safe to be there, not before.

How we'd approach a Whangaparāoa roof

We'd match the roofing to the exposure first: ask the roofer to name the environmental category for your address, and the product and fixings that suit it. On a clifftop section, we'd deal with the drainage and the land before spending on the roof. And on any roof from before the early 1980s, we'd get it tested for asbestos before work starts.

Questions

Straight answers.

Does NHC cover my house if a slip takes part of the section?
After a landslide, NHC cover extends to your home as well as your land, within its limits, including land within 8 metres of the house. Claim through your home insurer; NHC encourages lodging within three months of the event.
Is the east end of the peninsula a severe site for roofing steel?
It can be. NZ Steel puts east coast sites 100 to 500 m from the coast in its Severe category and 25 to 100 m in Very Severe. Your roofer should confirm the category for your address and choose the product to match.
