Roofers in PapatoetoeEarly estates, a tornado and a wave of townhouses.

On one June morning in 2021 a tornado damaged around 246 Papatoetoe houses and left 62 of them uninhabitable, so plenty of roofs here have already been patched or replaced once. Around them sit some of south Auckland's oldest housing estates, the Station Road special character area, and thousands of new townhouses. The right fix depends on which of those yours is.

What shapes Papatoetoe roofs

Estates from the early 1900s

The first housing estates went in mainly east of the railway station: Kolmar in 1903, then Central, Ideal, Llanforda, Station and Green Park between 1912 and 1914. Auckland Council says car-friendly growth followed in the 1930s.

Post-war growth

The Southern Motorway reached Redoubt Road in 1955 and the population rose fourfold after the war. Papatoetoe had 13,275 dwellings at the 2023 Census.

Infill and townhouses

Between 2018 and 2023 the area added 1,935 joined dwellings (units, townhouses and apartments) to reach 4,344, one of the biggest jumps in Auckland.

Flat, low ground

Papatoetoe is low-lying and flat, between the Manukau Harbour catchment and the Tāmaki River, with Puhinui Creek to the south. Water needs a clear path off the roof and away from the house.

The June 2021 tornado

A Cabinet minute records one death and damage to around 246 houses on 19 June 2021. If your house was hit, the repair paperwork is worth keeping with the title.

Station Road: what the character rules mean for your roof

The Auckland Unitary Plan lists Station Road, Papatoetoe as a special character area. Repairing and restoring a building there is a permitted activity, but external alterations or additions need resource consent.

When the council assesses a change, it asks whether the new work uses materials similar or compatible with the building's traditional character. So swapping the roofing for something that looks different, or changing the roof's shape, is the part to raise with the council first. Plan Change 120 may change these rules, so check the current position.

Checking old storm repairs. A rushed patch after a big event can leave lifted flashings or loose fixings. A roofer can look over the earlier work and tell you if it's sound. See roof repairs in Auckland.

Townhouse roofs. Many new terraces use low-pitched metal or flat membrane roofs, where blocked outlets and internal gutters cause most leaks. Our membrane roofing page covers what to look for.

Damp. In the 2023 Census, 30.1% of homes in the Ōtara-Papatoetoe board area were recorded as damp at least some of the time. Rule a roof leak in or out before treating mould inside.

What we'd do in Papatoetoe

Near Station Road, we'd keep the roof's shape and use matching materials, which keeps a straightforward re-roof out of consent territory. Anywhere in the suburb, we'd turn away door-knockers after a storm and choose a roofer ourselves. Tell us your street and what's wrong, and we'll pass it to one checked local roofer if we have one.

Questions

Straight answers.

I live near Station Road. Can I change my roof?
Repairs and restoration are permitted in the special character area. Changes to how the outside looks need resource consent, and the council looks for materials compatible with the house's traditional character. Talk to Auckland Council before you sign a quote that changes the look.
A roofer knocked on my door after a storm. What are my rights?
A trader who turns up uninvited and quotes at your door is making an uninvited direct sale. You can cancel within 5 working days of getting your copy of the agreement, and the trader must refund what you paid. It's safer to choose a roofer yourself.
Was my house's tornado damage covered by NHC?
Wind damage to the house itself is a matter for your private home insurer, not the Natural Hazards Commission, which covers storm damage to land only. Your insurer is the place to start if something has come to light since.
