Roofing help in RotoruaHere the air itself is hard on metal.
Rotorua roofs face something few New Zealand towns do: geothermal air carrying hydrogen sulphide, which BRANZ found corrodes bare steel and copper far faster than normal near active ground. Add more rain, frost and thunder than the coast gets, and the work here leans toward corroded fixings and flashings, failing spouting and choosing the right material for a re-roof. Tell us what's going on and we'll look for a Rotorua roofer who specialises in your kind of job, if we have one covering your area.

What's different about roofs in Rotorua
Your street changes the corrosion rate
BRANZ's field trials across the city from 2014 to 2016 measured airborne hydrogen sulphide near the wastewater plant by Sulphur Bay at about 31.0 ppb, roughly 500 times the lowest reading in the far west. Bare mild steel there corroded at 3,302 g/m2 a year, against under 200 g/m2 at two western sites. BRANZ says the area 200 to 400 m south or southwest of Sulphur Bay could rate CX, the most extreme corrosivity category.
Copper is the weak metal
Copper was the most vulnerable metal BRANZ tested. Samples near Sulphur Bay lost 443 to 495 g/m2 in a year, and copper corroded heavily even where hydrogen sulphide was low. We'd steer clear of copper spouting, flashings or trim anywhere in Rotorua unless the maker rates it for geothermal sites.
Coated steel holds up, cut edges don't
BRANZ exposed the aluminium-zinc coated steel widely used for roofing, spouting and downpipes about 5 m from a fumarole near Whakarewarewa, and about 200 m south of Sulphur Bay. After 2 years the surfaces had only small rust spots, but heavy rusting appeared close to unprotected cut edges. Aluminium and 304 stainless steel barely corroded at all.
Near a hot spot, the normal rules stop
Buildings within 50 m of a geothermal hot spot sit outside NZS 3604:2011 and need specific engineering design. In BRANZ's trials, moving 50 to 60 m away cut corrosion up to 10 times, yet mild steel 60 m from a fumarole still corroded at a C4 (high) rate. The metal roofing Code of Practice counts much of Rotorua as geothermal even with no fumarole nearby.
Wetter, colder and foggier than the coast
Rotorua Airport averages 1,353 mm of rain a year, wettest from June to August, plus 19.9 air frosts and 22 days of fog. Snow is uncommon, about one fall every three years. Frosty or foggy mornings leave a roof wet and slippery, which loses roofers working hours in winter.
Thunder, hail and the odd tornado
Rotorua gets more thunder than anywhere else in the Bay of Plenty, 12 days a year, and averages 2 hail days. A tornado on 1 June 2005 cut power to 1,000 homes, and storms on 28 to 29 April 2018 brought flooding and a state of emergency.
The jobs that come up in Rotorua, and why
Corrosion work leads the list: rusted fixings, flashings eaten at the cut edges, and spouting and downpipes that give out sooner than they would on the coast. See roof flashings, spouting repairs and downpipes.
Re-roofing is where getting it right matters most, because the product has to suit how close you are to active ground. Our re-roofing page covers the job, and the zincalume and galvanised steel page covers the bare-metal options. Winter rain and summer thunderstorms bring their share of leak repairs, and damp, shaded roofs grow moss; see moss and lichen treatment.
Insurance, empty houses and heritage
Natural Hazards Commission (NHC) cover includes damage from hydrothermal activity, along with earthquake, landslide and volcanic activity, if your home policy includes fire cover. Slow corrosion from geothermal air is a different matter: house policies commonly exclude corrosion, rust and gradual deterioration, so maintenance stays on you.
On census night 2023, 12.6% of Rotorua District's private dwellings were unoccupied. If you own one of them, most house policies reduce cover or lapse if a house sits empty for more than 60 days, so tell your insurer, and get someone to check the roof and spouting after big storms.
Government Gardens is a Heritage New Zealand listed historic area. If your home is on the Heritage List or scheduled in the district plan, check with Rotorua Lakes Council before changing roofing materials or colours.
Frost, fog and thunderstorm safety
Never go up on a roof that's frosty, foggy-wet or rain-soaked, and don't use a ladder during a thunderstorm. Look from the ground or a window. If water is coming through near lights or fittings, switch the power off at the switchboard and keep out of rooms where the ceiling sags.
Where we'd start in Rotorua
We'd work out how close the house is to active ground first, because that sets every material choice that follows. Then we'd have the fixings, flashings and cut edges checked every year, since that's where geothermal air gets in first. Anywhere near Sulphur Bay, Ōhinemutu or Whakarewarewa, we'd ask the roofer for the material choice in writing, along with the maker's warranty conditions for geothermal sites.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
How we fit in
We don't do roofing work ourselves. You tell us the job and your suburb, and we pass it to one checked roofer who covers Rotorua and does that kind of work. If we don't have anyone suitable yet, we'll say so straight away. Building consents here come from Rotorua Lakes Council.
