Warkworth's weather and housing, roof by roof
Wind
NIWA's Warkworth station records 90 days a year with gusts above 63 km/h and 7 above 96 km/h, against 48 and 1 at Whenuapai. Its highest recorded gust is 131 km/h, from the north-east, in May 1975.
Rain, fog and hail
Some rain falls on about 214 days a year, and the town averages 23 fog days and about 8 hail days. A roof that's damp this often grows moss and lichen readily, and its spouting rarely gets a rest.
An old river town
Warkworth was laid out in 1854 beside the Mahurangi River and has a high share of historic buildings. The Town Hall, built in 1911 of hollow stoneware blocks under a corrugated iron roof, is a Category 1 historic place.
Growing fast
Suburban housing grew strongly from 2008 to 2018. The town had 2,571 dwellings at the 2023 Census and is zoned for 7,500, and the Warkworth Structure Plan covers about 1,000 hectares of future urban land.
A river that floods
On 29 August 2026 a flood alert was triggered on the Mahurangi River at Falls Road during an orange heavy rain warning. Short, intense bursts like that are what overwhelm spouting outlets.
Old town roof or new subdivision?
In the older streets, the jobs are mostly about age: rusted screws, worn paint and flashings that have shifted. With this much wind, loose fixings and lifted laps let gusts get under a sheet. See roof flashings and our guide to roof screws and nails.
In the new subdivisions, the roof should still be covered by the builder's warranties. Every residential building contract carries warranties by law, defects can be notified within 12 months of completion, and the contractor must hand over warranty and maintenance information when the job is done. Keep those papers somewhere you can find them.
Spouting has more to cope with here than in the city. Marley sells a uPVC spouting, Typhoon, designed for high rainfall, and a roofer can tell you whether your outlets and downpipes are big enough. See spouting in Auckland.
Questions for a roofer if your Warkworth house is new
- Is this a defect the builder should fix under the warranties, or ordinary wear?
- Which products are on my roof, and what maintenance keeps their warranties valid?
- Was the roofing restricted building work, and do I have the LBP's Record of Work?
- Are the screws and flashings fixed to suit a site this windy?
What we'd do in Warkworth
After any big blow, we'd walk around the house and look from the ground for lifted sheets, loose flashings or ridge capping, and get anything moving fixed before the next storm. On a new home, we'd call the builder first and put it in writing. In the older streets, we'd have the fixings checked as part of any repaint.
