Papakura, old and new
Growing fast
Papakura's population of 31,929 at the 2023 Census was up 32.0% on 2018. The local board area reached 21,615 occupied homes, and Drury's dwellings more than doubled to 729.
From army camp to housing
Papakura Military Camp opened in 1939. Houses near the base began as Army homes and are now privately owned, and in the 2010s much of the base became detached and terraced housing, including the McLennan development.
More terraces
Between 2018 and 2023 the Papakura area added 1,242 joined dwellings, reaching 2,112. Shared walls often mean shared roof questions between neighbours.
Inlet, peat and kauri
Papakura sits on the Pahurehure Inlet of the Manukau Harbour. Northern Papakura and Takanini were once wetland and peat bog, and Kirk's Bush is what's left of the southern kauri forest.
The older town
The street layout dates from the 1853 subdivision. Repeated fires slowed the town between 1900 and 1919, it boomed in the 1920s and became a borough in 1938.
What a new Papakura roof needs from you
Keep the paperwork. When the builder finishes, they must give you written information that includes product warranties and the maintenance needed to keep meeting the Building Code. Store it with the code compliance certificate.
Wash what the rain can't. NZ Steel asks only for normal rain washing on COLORSTEEL roofing, but sheltered spots such as soffits, the undersides of spouting and areas under solar panels need washing by hand. In Mild and Moderate environments that's every 6 months, and the warranty expects you to follow and record it.
Know it's genuine. NZ Steel says real COLORSTEEL has the brand name printed on the back of every sheet, and suggests asking for it by name in the quote along with a copy of the warranty. More on COLORSTEEL.
Near the inlet? Homes within 500 m of a harbour, or 100 m of a sheltered inlet, sit in the high sea-spray zone under NZS 3604, which affects the steel and fixings that should be used.
If your new house leaks
Every residential building contract carries legal warranties that the work is done properly with suitable materials, even if the contract says otherwise. Notify the builder in writing within 12 months of completion and they must fix defects within a reasonable time; after that you still have rights, but a claim must start within 10 years of the work. See written contracts and disclosure.
What we'd do on a newer Papakura house
We'd put any leak or drip in writing to the builder the day we noticed it, with photos and dates, and diarise the six-monthly wash of eaves and spouting from the start. On an older house in the town centre, we'd have a roofer check the iron and flashings and give you an honest repair-or-replace answer. We can pass the job to one checked local roofer if we have one near you.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
