Roofers in AlbanyA young suburb with leaky-era rooflines.

Albany was mostly farmland until the late 1980s, then became the North Shore's fastest-growing area in the 1990s and kept building into the 2000s. That puts a lot of its houses in the 1988 to 2004 window New Zealand links with leaky homes, so roof shape and roof-to-wall junctions matter here. Tell us what you've noticed and your street: if we have a roofer for Albany who specialises in roofs from that era, we'll match you with them, and if not, we'll be upfront about it.

Albany's roofs in context

From strawberry farms to subdivisions

Strawberry and dairy farms were redeveloped from the late 1980s. The Crown had taken about 1,500 acres here for state housing in 1963, but work stopped in 1969 and the land sat idle until developers bought it in the 1990s. The 2023 Census counted 4,215 dwellings.

Built in the leaky-building years

New Zealand's leaky homes problem centres on timber-framed houses built from 1988 to 2004. Design features common in those homes included flat roofs, minimal eaves, multiple storeys and complex roofs.

Creek and estuary

Albany sits at the top of Lucas Creek, an estuarine arm of the Upper Waitematā Harbour. NZS 3604's zone D includes land within 100 m of tidal estuaries, so a creek-side house can carry the same sea-spray rating as a beachfront one.

Storms on the record

Albany took 260.6 mm of rain by 10 pm on 27 January 2023, and NIWA recorded a tornado through the suburb on 3 May 2011 that caused one death. Rain peaks from June to August, with July averaging 145.4 mm.

Signs a 1990s or 2000s Albany roof needs a closer look

  • Little or no eaves, so rain runs straight down the walls
  • Flat or low-pitch sections, decks over living areas, or internal gutters hidden behind parapets
  • Staining or bubbling paint where a roof meets a wall or parapet
  • Water still sitting on a membrane roof a day after rain
  • Lots of roof planes, valleys and junctions on one house
  • A musty smell or mould in the ceiling space after wet weather

Jobs that come up in Albany

Leak tracing. On a complex roof, water often shows up a long way from where it gets in, so a roofer who tests and traces is worth more than one who reaches straight for sealant. Start with roof repairs in Auckland, and if you're not sure it's a leak at all, read condensation or leak?.

Membrane and butynol. Flat sections live or die by their fall. BRANZ's appraisal of Butynol sets a minimum of 1 in 30 for roofs and says inadequate falls let moisture collect. See membrane roofing.

Spouting after cloudbursts. January 2023 showed what Albany's spouting (gutters) is up against. Overflowing or sagging runs are a quick spouting job compared with water in the walls.

Our advice for Albany homes

If your house went up between the late 1980s and the mid-2000s, we'd get a roofer to look at the junctions, flashings and any flat sections before spending anything on paint. Fix how water gets off the roof first. A fresh coat over a poorly detailed roof only hides the problem for a while.

Questions

Straight answers.

My Albany house is from the 1990s. Is it too late for a leaky-home claim?
Often, yes. A Weathertight Homes Resolution Services claim only covers a house built or altered before 1 January 2012 and within 10 years before the claim is brought, and the Building Act sets a firm 10-year limit on civil claims about building work. Get legal advice if you think the defects go back to the build.
Would insurance cover roof damage from a tornado or storm?
A roof torn up in a storm is the sudden kind of damage house insurance is meant for. Insurers treat rust, faded paint and long-blocked spouting as gradual damage, which usually isn't covered. Photograph everything before any repairs start.
Is my house near Lucas Creek in a sea-spray zone?
It may be. Zone D reaches 100 m back from tidal estuaries and sheltered inlets as well as covering the open coast. Ask your roofer to confirm the zone before choosing steel, fixings or spouting.
