Roofers in ŌtāhuhuSalt on both sides, character streets in the middle.

Ōtāhuhu is one of Auckland's oldest villages, set up in 1847 on a strip of land only about 1,200 metres wide at its narrowest, between the Manukau Harbour and the Tāmaki River. Older houses here fall under special character rules, salt can reach them from both sides, and most homes are rented. Those three things shape nearly every roof job.

What's different about Ōtāhuhu

A fencible village

Auckland Council says Ōtāhuhu was one of four villages, with Howick, Panmure and Onehunga, set up in 1847 for retired soldiers of the Royal New Zealand Fencible Corps. By the late 1800s it was the biggest settlement in the south after Onehunga.

Two kinds of special character

The Unitary Plan lists 'Isthmus B - Otahuhu' as a residential special character area and the town centre as a business one. That covers many of the older houses and shopfronts.

Water on both sides

Portage Road follows Te Tō Waka, the old waka portage between Ōtāhuhu Creek and the Māngere Inlet. Under NZS 3604, homes within 500 m of a harbour or 100 m of a tidal estuary or inlet are in exposure zone D, the high sea-spray zone.

Mostly rented, often damp

At the 2023 Census, 69% of Ōtāhuhu households didn't own their home. Across the Māngere-Ōtāhuhu board, 32.6% of homes were recorded as damp at times and 30.1% had mould, the highest mould share in Auckland.

Re-roofing an older house in the character area

Repair and restoration are permitted in Auckland's special character areas, so replacing worn roofing with the same kind of material is usually straightforward. External alterations or additions, such as a new roof shape or a different-looking material, need resource consent. Plan Change 120 may change these rules, so check with the council.

For the Building Act, replacing roofing with a comparable product in the same position can often be done without a building consent, though the work must still meet the Building Code. Our villa re-roof guide explains what to keep and what to upgrade.

Built before 1900? Heritage New Zealand says an archaeological authority is needed before work that may modify or destroy a pre-1900 structure. In a village this old, ask before work starts.

Salt, steel and fixings

In zone D, structural fixings other than nails and screws must be grade 304 stainless steel or better. If the house is within 100 metres of salt water, NZ Steel needs to confirm the COLORSTEEL warranty before the order goes in. Ask the roofer to confirm the zone and product for your exact address. More on COLORSTEEL.

Our pick for an Ōtāhuhu rental

If the tenants are fighting mould, we'd have a roofer check the roof space and roof ventilation before anyone repaints the ceilings, and fix any leak first. On a character house, we'd replace like with like and save design changes for a conversation with the council. We'll pass your job to one checked local roofer if we have one in Ōtāhuhu.

Questions

Straight answers.

Is Ōtāhuhu close enough to the sea for salt to matter?
For many streets, yes. NZS 3604 puts homes within 500 m of a harbour, or 100 m of a tidal estuary or inlet, in the high sea-spray zone, and Ōtāhuhu has water on both sides. Have your roofer confirm the zone for your address.
I rent and the ceiling is mouldy. Who sorts out the roof?
Your landlord. Tell them in writing, with photos. A landlord who doesn't live in the house must make sure work on it is done safely, including for tenants.
Do the special character rules stop me re-roofing?
No. Repairs and restoration are permitted. It's changes to how the roof looks, or a new shape, that need resource consent.
