What matters for Richmond roofs
Lots of new houses
Richmond had 7,266 dwellings in 2023. Tasman District Council's Reimagining Richmond South project aims for around 2,000 new homes, citing a critical shortage of developable land around the town.
Mostly away from the sea
The council's 2020 coastal risk assessment found most of Richmond's urban area is inland and high enough to sit outside the mapped coastal flooding and sea level rise scenarios. Land beside the Waimea Inlet is mainly industrial and reserve.
Very intense rain
In April 2013, 216 mm fell in 24 hours at the council office in Richmond, and 101 mm fell in one hour in the Roding catchment nearby, a 500-year return period total.
Foothills and the Waimea Fault
The active Waimea Fault runs roughly along the toe of the Barnicoat Range behind the town, and geologists have identified a significant number of landslides along the base of the foothills behind Stoke, Richmond and Hope.
A mini tornado in 2026
On 4 July 2026 a small tornado lifted the roofs of two Richmond homes. The volunteer fire brigade secured them and no one was hurt.
The roof jobs that come up in Richmond
Spouting that can handle a cloudburst. Rain like April 2013's overwhelms undersized or blocked spouting and downpipes in minutes. Keep outlets clear, and make sure overflows discharge away from the house.
Wind repairs. After a gust lifts sheets or flashings, get the roof made weathertight first and photograph everything. Sudden wind damage to the house is a private insurance claim. See storm damage claims.
Sun-faded paint. Nelson averages around 2,400 sunshine hours a year, among the highest in the country, so roof paint and spouting colour fade sooner on exposed faces. See roof painting in Nelson.
New-build defects. If a new house leaks, give the builder written notice; within 12 months of completion they must fix defects within a reasonable time. See written contracts and disclosure.
Our advice for a Richmond home
On a new house, we'd keep the builder's handover pack, product warranties and maintenance schedule together, and report leaks in writing the same week. On a section near the foothills, we'd watch where roof water and stormwater go, because hillside slips and heavy rain are the real risks here. If we have a checked roofer covering Richmond, we'll pass the job on, and if not we'll say so.
