Why Hamilton roofs leak when they do
A damp city more than a stormy one
Ruakura records 126 days a year with at least 1 mm of rain, and 169 days with some. A roof that's only just holding gets tested over and over, so a drip that started in May is often a steady leak by July.
Spring is wind season
NIWA puts 44% of Hamilton's strong winds in spring and 29% in winter. Wind lifts tile edges and ridge caps and works screws loose on iron, then the next shower finds the gap. A look from the ground in late spring catches a lot of this early.
Hail from June to November
Ruakura averages 2 hail days and 10 thunder days a year, and Waikato hail is most likely from June to November. Brittle old tiles and skylights are the first to crack.
When a tornado comes through
On 30 May 2025 a small tornado crossed Nawton. Fire and Emergency reported tiles lifting in Dinsdale, and one resident lost around 20 tiles. After damage like that, the first job is a temporary cover, and the permanent repair can wait until your insurer has seen it.
Old houses, old details
Frankton's railway houses came from a factory that opened in 1923, and Claudelands and Maeroa date from 1912 and 1925. On roofs that age, leaks often come from flashings around chimneys, walls and old pipe holes, where decades of patches meet.
What a Hamilton roof repair usually involves
First the roofer has to find where the water gets in, which is often not directly above the stain, because water runs along the framing before it drops. Our guide to finding a roof leak explains why the stain can mislead you.
The fix is usually one of a handful of jobs: replacing cracked concrete tiles, rebedding a section of ridge (relaying the mortar under the ridge caps), resealing or replacing a flashing, or swapping rusted nails and screws on an iron roof. On a pre-1970 house, ask them to look at any brick chimney too, since the Natural Hazards Commission says chimneys that old are most likely unreinforced.
Small repairs using comparable materials in the same place generally don't need a building consent under Schedule 1 of the Building Act. Replacing part of a roof because it failed by letting water in can be different, so ask when the job is more than a patch.
What makes a Hamilton repair bigger or smaller?
We don't publish prices, because the roofer's written quote for your roof is the only figure that means anything. What grows a repair: a leak that takes time to trace, damage spread over several slopes, a ridge that needs rebedding end to end rather than in one spot, and an older roof where one fix exposes the next.
Access matters too. WorkSafe treats scaffolding with edge protection as the usual control for roofing work on houses, though short, low-risk tasks may not need it. A two-storey house or a steep roof needs more gear, and a good quote shows that as its own line, along with exactly what will be fixed and before-and-after photos.
What you can do, and what to leave
You can
- Put a bucket under the drip, move anything valuable, and photograph the stain and any damage you can see from the ground
- Write down when it leaks: every shower, only in downpours, or only when the wind is strong
- After a storm, check the section for fallen tiles or bits of flashing and keep them for the roofer and your insurer
- Clear a blocked downpipe outlet at ground level if you can reach it safely
Leave to a roofer
- Anything on the roof itself, especially on frosty or foggy winter mornings
- Tracing the leak and fixing tiles, ridges, flashings or fixings
- Temporary covers after tornado, hail or storm damage
- Any roof that might be asbestos cement, which WorkSafe says homes built before 2000 may contain
Questions for a Hamilton roofer
- Where exactly is the water getting in, and can you send me photos?
- Is this sudden storm damage or gradual wear? My insurer will ask.
- Can you make it watertight now and quote anything bigger separately?
- While you're up there, will you check the chimney and its flashing?
- Will this repair need a building consent from Hamilton City Council?
- Will you put the price and the scope in writing before you start?
If it were our Hamilton roof
We'd book the repair for late summer or early autumn, when February's drier weather gives the roofer clean days, and before May's rain and the frost months arrive. If the leak only shows when the wind blows hard, we'd tell the roofer exactly when it happened, because that points to which side of the roof to check. And after a tornado or hailstorm, we'd photograph everything from the ground before anything is touched.

Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
